HOUSING ESSENTIALS

Renting and moving without guessing

Housing in Japan is highly contract- and property-specific. BRIDGE helps you separate what your actual lease says, what the landlord or management company requires, and what belongs to a separate public procedure such as address registration.

Finding a rental

Private rental housing in Japan has property-specific screening, costs, documents and lease terms. BRIDGE should help you understand the process and what a specific property asks for — not assume every landlord or agency uses the same requirements.

Check this

  • ✓Confirm the total move-in budget, not only the monthly rent. Initial charges can include several separate items depending on the property and contract.
  • ✓Ask the agency or landlord exactly which documents and guarantor / guarantee arrangements apply to that application.

Important

Property availability and screening decisions are made by the landlord/agency. BRIDGE can help with understanding and communication but cannot promise approval.

Moving in / moving out

Moving house is more than carrying boxes. The rental contract, utilities, keys, property condition and separate municipal address procedures may all need attention. Which steps apply depends on the property and where you are moving.

Check this

  • ✓Check your lease for the required move-out notice period and the method for giving notice. Do not assume a universal notice period.
  • ✓Keep a record of the property condition at move-in and move-out where practical, and follow the inspection / key-return process stated by the landlord or management company.

Important

Your rental move and your municipal address registration are related life events but not the same procedure. BRIDGE keeps those tracks separate so one is not mistaken for completion of the other.

Understanding the contract

Rental agreements vary. Before signing—or before acting on a disputed clause—read the actual lease and any important-matters explanation you received. BRIDGE can help explain the wording and prepare questions for the agency or landlord.

Check this

  • ✓Check the actual clauses for rent, renewal, prohibited uses, occupants, pets, repairs, cancellation, move-out notice and restoration/charges rather than relying on assumptions.

Important

BRIDGE can explain and translate administrative/rental wording, but a serious contract dispute may need a qualified legal or consumer-advice service.

Utilities

Electricity, gas, water and internet arrangements depend on the property, municipality and provider. Confirm which services you must start, transfer or stop yourself and which are handled by the landlord or management company.

Check this

  • ✓Before moving, confirm the service start/stop date, account holder details and any required presence for activation with the relevant provider.

Important

BRIDGE should not invent a universal utility provider or deadline. The correct contact and timing depend on the address and service contract.

Housing notices

A housing notice may be routine, urgent, contractual or only informational. First identify who sent it, what property it refers to, whether it asks for action, and any stated date before deciding what to do.

Important

Do not treat every notice as a government deadline. Housing notices often come from private landlords, management companies or service providers and must be read in their actual context.

Repairs & maintenance

For repairs or maintenance, start with the lease, building rules and the landlord/management contact. Responsibility and approved repair methods can depend on the cause, the property and the contract.

Check this

  • ✓Describe the problem clearly and keep photos/messages where useful. Ask before arranging your own repair if the lease or management rules require approval.

Important

BRIDGE can help communicate and understand the contract, but it should not decide liability for damage without the actual facts and agreement.
